POLIS Immobilien awarded Silver Certificate for sustainable building

- Award from German Sustainable Building Council (DGNB) recognises successful modernisation of high-profile property in Stuttgart's Hospitalviertel district

- Substantial contribution to development of neighbourhood

Berlin/Stuttgart, 15 October 2014 - POLIS Immobilien AG [ISIN:
DE0006913304] has been awarded a Silver Certificate from the German Sustainable Building Council (DGNB) at EXPO REAL in Munich.
The certificate recognises the company's successful modernisation of a complex in Stuttgart's Hospitalviertel district. The council regularly singles out exemplary projects for their achievements in the area of sustainable building.

Originally constructed in the fifties, the Büchsenstraße 26 property underwent a comprehensive refurbishment and modernisation programme in recent years. Both the building's users and local stakeholders were involved throughout the project. The objective was to find a solution which would add to the value of the property while at the same time contributing to the development of the surrounding neighbourhood. This is reflected, for instance, in the conversion of the grand hall formerly used by Württemberger Hypothekenbank and more recently by its successor institution, Hypo Real Estate Bank HRE, into a theatre for the Stuttgarter Renitenztheater, a popular local cabaret and theatre company. In addition, the La Commedia restaurant was installed in the building. Both establishments have proven very popular with audiences and patrons, making the building a venue of strong attraction throughout and even beyond the city of Stuttgart. "We firmly believe that even buildings dating back to the fifties can be refurbished to modern standards of energy efficiency and sustainability. This certificate once more vindicates our belief," says Dr. Alan Cadmus, CEO of POLIS.

The following aspects were taken into consideration on the technical level:

- Low energy requirements for heating and cooling, resulting in reduced environmental impact (LCA) and life cycle costs

- Environmental risks mitigated through specification of suitable building materials

- Low construction costs contrasting with good marketability and convertibility

- Excellent workplace amenities and smooth integration of the project into the neighbourhood

- High-quality planning and building process

The office building at Büchsenstraße 26 is part of a 16,600 square metre complex comprised of five properties which stretch along several streets. Three of these buildings have been rented by Stuttgart's municipal office for property management and housing since 2010. The refurbishment of Büchsenstrasse 26 included thermal insulation to the latest standards. The attic floor was replaced by a recessed floor on top of which a new fifth floor was placed. Apart from the theatre, the ground floor now also offers restaurant and retail space. The modern office units benefit from a sufficient number of underground parking spaces, changing rooms for cyclists, barrier-free access and handicapped-friendly features in selected offices. Moreover, the building fulfils several important sustainability functions for its urban environment by blending into the adjacent architecture and by adding a green roof and a green courtyard to the neighbourhood.
